Questions Property Managers Ask
How do you schedule around residents and tenants?
We review the scope with you first, then plan the work around residents, operating hours and your target deadlines to limit disruption to the people using the property. We keep you informed as the project moves forward.
What should a board look for in a painting contractor?
A written scope of work with proposal options, a licensed and insured contractor, and a crew the contractor employs. Emerald Painting’s own trained employees do the work, and the company is EPA Lead-Safe Certified and a member of the Painting Contractors Association.
How does salt air affect a building’s exterior?
Salt carried by the breeze collects on exterior surfaces and can affect both the paint and the surface beneath it. Washing away salt and grime, careful preparation and a coating suited to the surface matter as much as the paint itself.
How does the weather affect the schedule?
Exterior painting is scheduled around suitable weather and the coating manufacturer’s application instructions, and surfaces need time to dry. Rainfall changes a lot across Oʻahu, so the plan accounts for the property’s own conditions, and we keep you updated as it changes.
What goes into a written proposal?
You receive a clear scope of work, options, and a project plan.
